We start with a roof inspection and, where needed, a moisture survey. If the insulation is wet across large areas or the membrane has reached the end of its life, replacement or recover is the better investment. If problems are isolated, we will recommend repairs and say so in writing.
Yes. Most of our reroofing is on occupied retail, multi-family and industrial buildings. We phase the work, tie in every night so the roof is watertight, and coordinate noise, deliveries and access with your tenants.
A tear-off removes the existing roof down to the deck and installs a completely new system. A recover installs a new membrane over the existing roof when code allows it and the existing insulation is dry, which saves cost and landfill waste.
A typical 20,000 to 50,000 square-foot single-ply reroof takes two to four weeks depending on tear-off, weather and the number of rooftop units and penetrations. Larger projects are phased.
